The first meeting takes place at a location to suit you, at your vacant land, existing home or else where. There we determine what will suit your land, environment, lifestyle and whether you want a Colonial/Federation Home, Eco Friendly Home, Contemporary style home, a custom home design of your own combining these elements.
Architectural & Engineering Plans.
When builders and suppliers quote on your plans there can be a large variance in materials, methods and comments. Whilst many builders and suppliers often have useful information to pass on because of their specialised knowledge, sometimes a cursory glance at drawings or a similar cursory comment can have a major effect on a project. It can often lead to modifications or omissions that in the long run are contrary to your wishes or intended outcome.
You and your builder need to develop a working relationship and an in depth view of your project. When we come on board we will be part of a team consulting together with other professional services. Building a working relationship with your builder is worth its weight in gold.
Cost Estimates.
As a rough guide in the current market (as at June 2008), square meter costs for new custom homes range from the following:
- $650-$750 per sqm - bronze entry to the home owners market, minimum requirements.
- $750-$1000 per sqm - silver finish and inclusions.
- $1000-$1250+ per sqm - gold oiptions and inclusions.
Renovations can vary, due to the labour content in removal and replacement of items. Herein a square meter figure is not feasible or accurate. When costing a renovation project it is essential to break down the components of the project.
